Roofing in Pompano Beach

When water is on more than one side

In Pompano Beach, a lot of homes have water on at least one side — the ocean, the Intracoastal, or one of the canals that wind through residential neighborhoods. Add the beachfront condo towers and you get a city where nearly every roof has to deal with salt.

Salt air accelerates corrosion of fasteners, flashing, and any exposed metal. On a waterfront roof, those small components often fail before the roof covering itself. That’s why we pay close attention to material and fastener choices, and why we recommend more frequent inspections near the water.

Pompano Beach is also in Broward County, part of the High-Velocity Hurricane Zone under the Florida Building Code. Every replacement here uses products approved for that zone. For condo buildings and associations, see our commercial roofing services.

Pompano Beach roofing questions

Our home backs onto a canal. Is that really different from living on the beach?

Canal-front and Intracoastal homes still sit close to salt water, so fasteners, flashing, and other exposed metal can corrode faster than they would inland. Exposure varies with distance and wind direction, but it’s worth treating a waterfront roof as a coastal roof when choosing components.

What should a beachfront condo board know before a roof project?

Expect to coordinate board approval, building access, and resident notice. Flat and low-slope condo roofs also tend to carry rooftop equipment that has to be worked around. Because Pompano Beach is in Broward County, the roofing system must be approved for the High-Velocity Hurricane Zone.

How often should a waterfront roof be inspected?

At minimum, have it looked at after any significant storm and periodically between them. Near salt water, metal details like flashing, edge trim, and fasteners deserve closer attention, since corrosion can start before any leak appears.

Are there coastal requirements for roof warranties?

Some manufacturers set coastal-exposure requirements for their products or warranties — for example, specific fastener types or finishes within a certain distance of salt water. Ask for those terms in writing for any product you’re considering.

When is the best time to schedule a roof replacement?

Hurricane season runs June 1 through November 30, so many owners prefer to finish major work outside it. That said, a roof that’s failing shouldn’t wait for the calendar. Planning early, especially for condo projects that need board approval, gives you the most flexibility.
